Dear Darrel and Jay,
I hope this finds you both well and ready for the holiday ahead. Peter has asked that I work with you to get this project up and ready for your upcoming season.
I have a copy of the email you sent to Peter on December 7, 1999. I will try to answer the questions in the order you asked. 1. We are interested in a lease with your company. The space you have requested is available at this time. 2. All of your concerns regarding firewalls and support services are or can be available. What we will need to get started is a floor and equipment layout plan. Providing this will allow us to determine locations for bringing services in and the impact on the space. 3. As for the use of the dock for moorage; it is available and can be made to be exclusive for the time frame you determine. We will need to line out the area you need and discuss control of the pier should someone decide they want to tie up there too. The Port of Astoria will install the necessary fender pile and other components necessary for secure mooring. Once this is to your satisfaction we will then maintain for normal wear and tear. Should an accident occur, with one of your vessels, then that would be your responsibility to restore. 4. A complete list of electrical requirements will be needed to determine what power source is needed. This could be part of your equipment plan. Please include future installation of the canning facility needs. Are we talking 440 three phase or ? 5. The sewer can be brought to the space. 6. The gas can be brought to the space. 7. The loading dock requires a diagram showing your preferred location along with a building plan for construction. Will you be the general on all the projects or are you farming this out? If so, are you requiring any further installations by the port?
In regards to the lease package and payment portion. We want to assure you that the Port of Astoria is willing to work with you to assure you and your company a positive future with us. Once we have the above questions worked out to everyone's satisfaction we can enter into the lease term agreement.
We understand that timing is crucial to your success, please do not hesitate to call or email me directly for further questions or needs, anytime.
Sincerely,
Bill Cook
